Burlingame Eichlers  /  ZIP 94010

Burlingame · ZIP 94010

A hundred modern houses inside a ZIP full of Tudor.

94010 is mostly 1920s and 1930s Burlingame — Spanish Colonial, Tudor, Craftsman, the tree streets. Mills Estate is a hundred post-and-beam houses from 1964 sitting inside it. Any figure computed across the ZIP is computed across almost entirely the wrong houses.

Two cities, one neighbourhood name

“Mills Estates” spans 94010 Burlingame and 94030 Millbrae, and the portals serve both under one neighbourhood identifier. Every Eichler we verified is on the 94010 side. And the schools differ →

A taupe Eichler in Burlingame with a shed roof lifting to the right under a clerestory band, a deep overhang, a recessed timber front door and a large crape myrtle in the front garden.
Sixty years of tree. The house is the shed-and-clerestory type again, but the point here is the planting: a crape myrtle this size is not landscaping, it is the age of the neighbourhood made visible. Mills Estate went up in 1964–65 and the gardens have had every year since.
A grey Eichler in Burlingame, with a shed roof rising to the right, a clerestory band, a coral-painted front door beside a stacked-stone wall, a paver-and-gravel path, and a mid-century apartment building visible on the ridge above.
Look past the house. Those are apartments on the ridge above, which is the clearest single image on this site of what Mills Estate actually is: a hillside subdivision with development stacked up the slope behind it. Down at the house: a coral door against a stacked-stone wall, and a clerestory band running the full width under the lifted roof.

Why the ZIP misleads here more than usual

Three different mistakes, all easy to make.

The housing stock is wrong
Burlingame is a pre-war city. Its architectural identity is Burlingame Park, the Easton Addition and the Spanish and Tudor stock along the tree streets — almost all of it a generation older than the Eichlers and built on completely different assumptions. A ZIP median blends them.
The neighbourhood crosses a city line
Pull a “Mills Estates” figure and you may be pulling Millbrae, 94030, different schools, and mostly non-Eichler houses. This is the single most common error we see in valuations of these houses. How we handle it →
The sample is tiny
A hundred houses does not produce a monthly median. It barely produces an annual one. Anyone quoting you a current Eichler price per square foot for Burlingame is quoting a number built on a handful of sales, and should say so.

Compare: in San Mateo the Highlands and 19th Avenue Park share ZIP 94402 while sitting under two different governments four miles apart. Same lesson — ZIP codes are postal delivery routes, not markets.
